Traditionally, the home market slows down a bit during the
winter months. If you’re a buyer the winter can sometimes be a less stressful
and hectic market. But if you’re selling you may also be able to use this
slight dip in the market to your advantage. Your realtor may have more time to
personalize your sale and in a less crazy market you can make sure your home
goes to the right buyer. If you plan on selling your home this winter, consider
some of these tips before diving in.
1.
Keep the House Well Lit
Having good lighting inside and outside of
you home will have a major impact on potential buyer’s first impressions. Dark
rooms can feel cold and uninviting, and in the middle of winter, this is the
last thing you want.
2.
Clean up the Yard
This might not seem like such a big
priority in the winter but this is still a very important step. Buyers will
want to envision the potential of the yard and clutter could ruin the fantasy.
Also, it’s very important to clear sidewalks and driveways of ice or debris to
prevent any unnecessary risk.
3. Decorate
for the Season
As
a home seller you want to convince the buyer that this is a place they could
call home. Subtle decorations
add warmth and hominess to your space. Stay away from big statement pieces,
keep it refined, somewhat
neutral, with a focus on creating a welcoming space that the buyer can envision themselves in.
4.
Windows Are Important
Windows are a very critical part of a
home’s functionality. During the winter months the homes efficiency will definitely
be on the top of the buyers mind. If your windows are in poor shape you may
want to consider replacement. Even replacing some windows in main living areas
is better than nothing. If replacing windows is out of the question,
considering having them repaired or at the very least cleaning and weather
stripping them.
5.
Know Your Market
As I
mentioned before, the winter traditionally sees a slight dip in the home
market. As a buyer there are still ways to use this to your advantage. However,
the housing market differs highly depending on your area. Do some research and
make sure the winter is the right time to sell for you.
