Making a home purchase can be exciting and at the same time scary, especially if this is your first time. This is why it is essential for anyone on the market trying to but home to be smart because, in today’s economy, the most company still make use of materials that were used in the 1960's and 1970's to build new homes. They are also good at hiding this fact by painting the home with bright colors, beautiful furniture, fancy woodwork, and many more. So, if you are thinking of buying a home (new or old) it is essential that you consider the following:
• Strength
When in the market looking for the strongest walled home, one thing you need to take note of is if the walls are not dependent on the roof diaphragm for strength, because if the home fails to resist high winds, the roof will be the first thing to go.
• Most mold resistant
You need to make sure that the house you are about to purchase is mold resistant and to do this, you need to make sure that the homes do not have any wood outside the exterior. No insulation that will hold moisture when the moisture forms in the hollow walls, no paper such as drywall that will hold moisture if wetted. The next thing you will want to look out for is that there are no empty walls where the difference in the interior and exterior temperature is greater than 30 degrees because moisture will form there.
• Location
The property location is no doubt one of the most critical factor to consider when buying a home. It all depends on you if you want the property near the city or a small town where you can enjoy rural settings. IF you are considering the cost of living, it is more chipper country living than city life. Also, your employment, shopping, and entertainment options will always be more varied in a city environment. This question can only be answered by considering how either of the options fits into your chosen lifestyle.
• Get Yourself an Agent?
You might be thinking you don’t need an agent, but is this is your time on the home market, then you don’t have a choice than to pay an agent to be your side. The reason to this is that agents have access to MLS (Multiple Listing Service) which is a database of all houses for sale that is listed by other realtors and they can also help you do a CMA (Competitive Market Analysis). The market analysis will compare the house you are interested in with other similar houses in the neighborhood which have sold recently and the price they sold at.
These are things you should consider when you are on your housing hunt. List these on a sheet of paper as you go exploring for your new home.
