3. Basements
Sadly, unfinished basement are commonly neglected in a home. It falls under the old adage: "Out of sight, out of mind." Unless you are thinking about finishing the basement, most people only go in an unfinished basement to pull out the Christmas decorations.
An unmaintained, unfinished basement may have various problems that could be easily fixed. Some of the problems in your basement could be foundation cracks, leaks, water or moisture problems, mold, or mildew. These problems often go unfixed because they go unnoticed.
It is important to inspect your basement at least twice a year to make sure there are not foundation cracks. In home maintenance you can't treat your basement like it is not part of the house.
Often people leave foundation cracks alone for years. The problem is those seemingly harmless foundation cracks, if left alone, could result in major problems. Even small cracks open a path of least resistance for water to enter the basement. Nonstructural cracks also open the basement to harmful soil gases that could compromise the indoor air in your entire home. Depending on the size and location of the crack, it could also signal a more serious structural problem. If you find a foundation crack you should call a foundation repair contractor to inject the cracks.
If there are more water problems you may need to consider installing a basement waterproofing system. If you already have a sump pump system it is important to maintain the health of the sump pump as well. Make sure it is working order, free of debris and equipped with a battery-operated back-up sump system in case of a power outage.
